Hutto Business Sales and Purchases, Without the Jargon
Owners come to us to sell, prepare an exit or buy out a partner, and buyers come to us for an established business or franchise. The first step is a free, confidential valuation. We meet with people from Hutto, Round Rock, Taylor and Pflugerville in our office or over phone and video.
- More than $5 million in businesses sold
- Listing is free
- We are paid at closing
- We keep your identity private

A Local Broker Who Talks Like a Neighbor
We started Business Broker Hutto to give owners in this part of Central Texas a broker who answers questions directly. Selling a company raises real worries: will employees find out, is the price fair, what happens if the buyer's loan falls through. We would rather address those on day one than let them sit.
We also work with buyers, from first-time owners looking at a franchise resale to investors adding a second location. Meetings happen at our office or by phone and video, whatever fits your schedule. Either way, the first conversation is free and stays between us.

Ways We Help Sellers and Buyers
Owners usually arrive asking the same thing: what is my company worth, and who will buy it. We answer that first, then take care of the sale, covering business valuation, exit planning, franchise resales and sales that include the building. Buyers get help locating the right company and making sense of acquisition financing. To date we have sold more than $5 million in businesses, and every one of those sales began with a simple conversation like the one you can have with us.

Sell a Business
Confidential help pricing, marketing and closing the sale of your company, with no retainers and no fee unless the deal closes.

Business Valuation
Find out what a buyer would realistically pay for your business, based on your actual earnings and the deal terms buyers can get financed.
Buy a Business
Register as a buyer, see new listings first and get help checking cash flow, price and terms before you commit to a deal.
Exit Planning
Find out what your business is worth today, what would raise its value, and how much time you need before you sell, retire or hand it off.
Mergers and Acquisitions
Confidential help merging with, selling to or buying a competitor or related company, with deal terms explained in plain language.
Franchise Resales
Help selling or buying an existing franchise location, from pricing the unit to getting the buyer through the franchisor's transfer approval.
Business and Property Sales
For owners who also own their building: we lay out whether to sell both together, separately or lease the property to your buyer, and what each choice means for you.
Acquisition Financing Guidance
Learn how SBA loans, seller financing and your own cash fit together so you can make an offer a lender will actually back.
Partner Buyouts and Succession
A neutral value, clear buyout terms and a workable payment plan when a partner wants out or the next generation is ready to take over.
Why Owners Pick Up the Phone for Us
Most owners sell a business only once, and it is a personal decision. We keep every step clear, so the status of your deal is never a guess.
We get paid when you close
Putting your company on the market with us has no upfront cost. There is no retainer, and the agreement holds no surprise charges. We collect our fee only once you, the seller, are paid, which keeps us focused on the same goal you have: a sale that reaches closing.
A value you can use
We build your valuation from your actual books, your cash flow and recent sales of similar companies. When the price you want is not realistic yet, we say so and explain what would change it.
Private from start to finish
Your staff, customers and vendors should learn about a sale on your timing. Every buyer is screened and signs a nondisclosure agreement before seeing your name or financials.
First look goes to registered buyers
Registered buyers get new listings before anyone else. So when your business goes on the market, a group of prepared, serious buyers is already watching.
A record of closed sales
More than $5 million in businesses have sold through us. That history helps us catch the small things, such as a lease issue or a gap in financing, before they hold up a closing.
The Usual Path of a Sale
Timing differs from deal to deal, but the stages are much the same. You will always know which stage you are in.
- 1
An opening conversation
On a phone call, tell us about your company and what you want next, whether that is retiring, moving on to a new venture or buying out a partner. The call is free and asks nothing of you.
- 2
A private valuation
We go through your financials and discuss what affects value in your field. You get a realistic range and a candid view on whether this is a good time to sell.
- 3
Discreet marketing to vetted buyers
Your listing describes the business without naming it. Registered buyers see it before others, and anyone asking for details signs a nondisclosure agreement and proves they can pay for it.
- 4
Weighing offers and negotiating
We help you judge offers on terms as well as price, including seller financing, transition time and contingencies. Then we keep things on track through due diligence.
- 5
Closing and transition
We work with the lenders, attorneys and accountants so closing day goes as planned. You walk away with a completed sale and a clear transition plan.
Areas We Cover
Our base is Hutto, and we serve owners and buyers throughout Williamson County and nearby. That covers Round Rock, Pflugerville, Taylor, Georgetown and Manor, plus Brushy Creek, Wells Branch, Cedar Park and Elgin.

What Drives Your Sale Price and Your Selling Cost
Owners usually want two answers: what the business will bring, and what selling it will cost. Both can be explained. These are the things that move them.
The valuation costs nothing and stays confidential, and our fee comes out of the sale at closing. On the first call, before anything is signed, we explain exactly how that works.
- Earnings a buyer can confirm
- Buyers pay for profit that shows up in tax returns and bank statements. Tidy records often count for more than total sales.
- How much rests on you
- A business that only runs with you on site every day looks risky to a buyer. Trained employees and written procedures help hold up the price.
- Property and equipment
- Including the building changes the size of the deal, the loan and the paperwork. The shape of your equipment and the level of inventory also affect the offer.
- Your lease and your customer mix
- Lenders get nervous about a lease that is short or cannot be transferred. They feel the same about a single customer who accounts for a big slice of revenue.
- What buyers can borrow
- Most buyers finance part of the price. The amount lenders will approve puts a real limit on offers and affects how the deal gets structured.
Common Questions From Owners and Buyers
- How do you work out the value of my business?
- We begin with the cash flow you draw from the business, adjusted for personal and one-time costs. We then look at what comparable businesses sold for and weigh the lease, staff and customer mix. You receive a range along with how we arrived at it, at no cost and in confidence.
- What does it cost to have a broker sell my business?
- Nothing up front. Signing on as a seller is free, there is never a retainer, and the agreement has no hidden fees. Our pay comes from the sale proceeds at closing, so if the business does not sell, you owe us nothing.
- How is the sale kept private?
- Our listings describe the business but leave out its name and location. A buyer has to register, sign a nondisclosure agreement and show the means to buy before learning which business it is. We also work out with you when and how to tell your employees.
- How long will selling my business take?
- That depends on the business's size, how prepared your records are and how the buyer will pay. Some sales move fast and some take more time. Once your valuation is done, we can give you an honest estimate for your situation instead of a pitch.
- Does my building have to be part of the sale?
- No. You can sell the business and lease the property to the buyer, or sell the two together. Each path affects price, financing and taxes in its own way, and we will go over the tradeoffs with you. Our business and property sales page explains more.
- How can I see which businesses are for sale?
- One phone call gets you registered. Tell us what kind of company you want, the price range that suits you and how you plan to pay for it. Registered buyers get new listings first, and we can steer you toward acquisition financing options before you make an offer.
- Will a buyer be able to get a loan for my business?
- In many cases, yes. Plenty of small business purchases are funded with bank or SBA-backed loans, sometimes combined with some seller financing. Lenders study verified cash flow and the lease closely, so we check both early to keep the deal from stalling in underwriting.
